The Property

Moat Cottage is an attractive, very well presented Grade II listed cottage tucked away in a no through road in this small hamlet of Newton Purcell. The property has been much improved by the present owners and was extended, newly thatched and re-ridged in 2010, the original part of the house is believed to be 300 years old. The reception hall features an impressive open fireplace, spacious cloakroom and cellar with solid wooden stairway leading to the first floor. The sitting room has a feature open fireplace, exposed beams and double aspect views with access to the study as does the dining room with its original quarry tiled floor. A spacious hallway which has access to the side of the house and garage leads to a bright and airy kitchen/breakfast room, which has oak fitted base and wall level units, electric Aga, central island with granite work surfaces and a built in oven. The kitchen also has double aspect views overlooking the rear garden. On the first floor the master bedroom has a vaulted ceiling with an en-suite shower room and dressing room. There are four further bedrooms and family bathroom. Outside, to the side of the house there is off road parking and a double garage; to the rear of the house there is a spacious paved seating area, the garden is fully laid to lawn with an open aspect beyond looking out onto farmland. To one side of the garden is a separate raised vegetable garden.
